AIRBNB marketing tips you should start now

With millions of listings worldwide, relying on AirBNB alone for bookings will not give your property the exposure it deserves, and you may find yourself researching how to make your listing better. This article will explain 4 ways to help showcase your listing to help boost your presence, and get you more bookings!

1. Professional Photos

Photos are the showcase of your business! You need to get professional photos of your place to make everyone want to stay there! You are competing with millions of other listings, how are you standing out?

This is especially true for the bigger and/or more expensive properties. You want to show them why your place is better than others, and why it’s worth the cost.

Additionally, you will want to use these photos on social media and email (don’t worry, we will get to that later). Psst…If you are in Washington State, we can help you take wonderful pictures.

2. Social Media

With a lot of hosts competing on price and new listings being created every day, hosts with higher-priced properties may not get as many views (and bookings) as cheaper properties. This is critical to understand why photos are important, as well as social media. Social Media channels give you the opportunity to interact with a bigger audience, and build relationships with guests before and after their stays.

While you don’t have to go as far as creating a blog for your Airbnb listing, you should make it into a story. Use your social media story as a way to draw in guests that are looking for a specific experience. You should be posting photos of your property, local venues and events, local establishments that you love, videos, and reviews. Consistent posting is the key to success on social media! 3. Website

Online presence is essential these days. You should not rely solely on AirBNB, VRBO, and bookings.com. You should also have a page to help with SEO. This is crucial if you have a bigger, more expensive property. Hosts should have a website to be seen with keywords such as wedding venue or place to stay, places to host a family reunion, etc.

Websites also help build credibility and of course, getting more bookings. If you don’t have any web design experience or time, we can help. We can create a website for you using Lodgify to grow your digital presence and your business! We use lodgify to host AirBNB listings, because they have an amazing tool that manages all of your external listings from one platform. They also have dynamic synchronization with Airbnb, VRBO, Booking.com and Expedia to eliminate the need for hopping from channel to channel. Plus, they have a very user friendly mobile app for on the go booking management.

4. Email Marketing

I know what you’re thinking. How can I use email marketing as a host? Well, it is a great way to build relationships with your previous guests and get more re-bookings and referrals! Email provides the opportunity for one-on-one communication, where your guests can interact directly with you (even if the email is a newsletter you send out to hundreds of other people).

We recommend sending out an email to previous guests once a month, and possibly more during holiday and wedding seasons. Emailing about any discounts, sales, or events to attend nearby are great examples of emails to send. If you don’t know where to start, or have no idea how to do this, please reach out! We are happy to help you!
